What is Property Styling?

Property Styling for sale is arranging furniture and décor with the intention to showcase a house in its best light for sale. The goal of styling is to make a home more appealing to the highest number of potential buyers, selling a property quicker and for more money!

How much is the initial property styling (for sale) consultation and what happens during?
 

It’s completely FREE! I will meet you at your house, it will take approximately 30 minutes. I will ask you a few questions to get a better understanding of your situation and to determine what kind of styling would be the best option for you.  I give advice and ideas about how to present your property for sale then leave and present you with a quote in the following days.

What if I already have furniture in the house? Can my house still be staged?

​

Sure! I give a couple of options for this, I can visit you and give you advice on how to style your own furniture for market, and give a detailed document on how to get ready for sale.

OR I can also add to your existing furniture to create a stylish home in order to market it. We can go through and work out which items can be used and those that need to be removed and or replaced with my pieces.

Can I choose the style and items?

​

No. Feel free to let me know if you have a certain style preference at the time of our initial conversation or any ideas you may have. But ultimately, the style I will choose is based on what works best for your home, in combination with the target audience, as well as what is available at the time of the install. I ask that you trust me and trust the process, you are styling your home to sell, not for what you like or don't like.

What if I sell earlier than the hire period? Can I get a refund, because the rental period is shorter?

​

Congratulations, this means I must have done my job very well! This means we will take the furniture back earlier than expected but unfortunately, there is no refund we can offer. The majority of the cost that you paid at the start is not for length of furniture hire, but for the styling service. Expenses like insurance, delivery and styling hours stay the same, regardless of the timeframe your house sells within. Please let me know when it goes unconditional, so I can organise a time and date for collection to allow you to get ready for your next house.

How long is the hire period?

​

I like to offer an initial four weeks standard hire + two weeks free (6 total) to allow plenty of time for photos, campaign and any auctions. There is the option to extend later for a fee.

Should I get my house cleaned BEFORE or AFTER styling?

​

Before please! Styling is the last phase before photos and campaign, so any major cleaning or repair jobs should be done before we come in to style. When I am done, I make sure to leave your home clean and fresh for photos!

Where are you located/do you service?

​

I am located on the Mornington Peninsula, however I can service areas in the bayside and south east suburbs as well the bass coast region as well. Please get in touch to find out if we can help you in your area!

What if I accidentally damage or dirty something?

Please let me know as soon as you can, either by phone call or an email. It is your (the homeowner’s) responsibility to return all items in good order. Depending on the type of damage it is, we may have to pass the repair costs onto you, so please be careful.

How much is property styling (for sale)? How does it work?

The cost can vary greatly between house to house and situation to situation. A small house will be obviously less than a large one, but it also depends whether we are doing a full vacant style, or a partial style with some your items. It is best to contact us to get a customised quote for you. It could be anywhere from $2000 AUD to $7000 AUD, let me know if you are working within a budget. We normally require a deposit of 50% up front to begin and then remaining 50% to be paid  a few days before install.
